Checking the log for what will be the last time, at least for me: Derek Johnson has not attempted to post. It certainly appears that web was right - if he can't bash other posters, he has nothing to say.

And this thread is now hit #8 in a google of Derek Johnson Alberta (there are other Derek Johnsons).

I would definitely feel embarrassed if my father would be a Derek Johnson scammer, a fraud, a crazy man on his made up government agencies, unregistered realtor, and most of all people loves to hate. If I was the daughter, I would change name for her own sake..in case she is reading this.

Sadly, Derek will claim that he was being unfairly treated here and that is why he has moved on. (this being within my opinion of him and his actions) That being said, what Derek purports to do, acting as a third party intermediary, is not at all illegal. Offering to buy someones home/house and offer them an arrangement to remain in the property is totally allowable. HOWEVER, any outstanding debts, mortgages, liens or form of financing against the asset (property) needs to be dealt with. It is herein that Derek and associates have failed. Sadly people falling into this are finding their property being reclaimed for debt payment failures.. with increased or accrued debts on the assets. That action itself is out and out a scam. Derek was offered to post examples of successes .. he could not, because (IMO) he has nothing to show on that aspect. We can pull up actions from courts (real not imaginary), and find many failures. I am sure, the next big thing, the next, get you rich or out of debt and solve everything scheme will come out soon, and we can find someone to point at and say NO!
Derek remember when my husband asked you, "are you a realtor?"..your response, "I am not. I am a real estate broker". Because you told us that, we believed you. We had the impression that you are a licensed real estate broker who practiced as a businessman. I even told you that my father was a real estate broker who himself was a businessman. This is why we had trusted to give you the $25,000.00 deposit. You were so convincing of your knowledge in real estate. Bottom line, you con us and portraying yourself as a licensed real estate broker.
Quack Quack Derek. You are acting as a broker, you are a broker, an unlicensed broker, a scammer, an OPCA believer who actually has no understanding of the law. However, you think you are a legal expert when it comes to real estate. You are not, and your time will come
You don't even known what having a real estate / Realtor "license" means.

It means you have access to the MLS system.

Nothing more.

Canadian people who are NOT Realtors are still allowed to buy and sell real estate.

Did you forget that part? :D
Ya right the problem is you take deposits for houses and give them to you accomplice Laurel Cinnamon. You then transfer a title of a home that you have no legal right to sell represent or even solicit.

You are not buying and selling you are scamming people.

Once the title is transferred you consider it a completed transaction.

You cannot prove once where laurel Cinnamon has ever paid the bank.

You are a scammer, fraudster, liar and a thief.

you will be prosecuted for many different things very soon.

Tick tock times running out.

Enjoy your stay in West bank BC, just a short commute to Vernon BC home base for your group.

Hmmm..wish you had not led Derek Johnson into a secret  There is not much of him to fear that post here in Quatloos. The one he should really fear most is the one that is quiet amongst us. He will just one day wake up ( make sure wear undies every night..take a hint) and he will be surrounded with cops. Hey when that day happens our group should all get together and celebrate!

Who is to say it is just one of you, maybe it is many of you, how is he going to trust anyone now who responds. He will not be able to know who is legitimate and who isn't, or even if any are.
i am sure this will go a long way to fuel his paranoia.

Not much of an alibi if he were to be attacked by dogs.

Not that I'm implying that you would need an alibi; from what you write, you would be satisfied with legal proceedings. (Note that one or more of his victims applying to work for him may be perfectly legal.)

Again, I should add that much of what I know of law I learned from Perry Mason. (Well, it worked for Frank Abagnale. ) Even so, I'm sure I understand the law better than Derek. :snicker:

Not that I am deflecting the blame on someone, it could be one of his cronies. Here are the facts: one of his sales agent sold him out to the cops as he failed to pay his commissions. The second I knew and chatted with him via skype is contemplating to rat him out to the cops as he was scammed by Derek for unpaid commission and the third we all knew, denounce his involvement with Derek Johnson and Kevin Kumar here at quatloos. In serious note, here is how much he scams people in 3 ways: He scams the investor for failing to payout the down payment to the lenders that lead to a foreclosure. He scams the seller and lose the property and scams the salesman for failure to pay commissions.

Anyways, here is the information he sent to a job applicant along with a bit of analysis. Surprise, we've found a member of the Real Estate Council of Canada..... along with their web site - http://www.canadapropertyguys.com
It should be noted that their name is a direct rip-off of http://www.propertyguys.com, a very large and well respected Canadian organization in the legal business of "for sale by owner" real estate. I was wondering why we were having difficulty finding his ads - they were mixed in with the ads from the legitimate company. NOTE to moderators - I have redacted the personal details of the person he had the conversation with..

You decide to build wealth within the Real Estate Industry making great investments and offering real estate oriented consulting services. 3 Years pass by and you have invested in a lot of money, energy, not to mention blood, sweat and tears into building your business. The result of your efforts is a thriving business within the real estate industry with a great client base.

Before you know it, you receive a call from one of the above companies masquerading as a government agency asking you about information regarding your private business transactions and business model. This is simply a competitor attempting to trick you into believing they have some authority over you. When any of the above conduct their governing business in this fashion they are only attempting to close down what they view as a business competing against Realtors and Mortgage brokers. This is in direct violation with competition and monopoly laws as they presently exist in Canada.

We have found many examples of this happening right now here in Canada.

If you know of any situations such as the above, please report it to:
